926 J Street - The Citizen Hotel, Sacramento


926 J Street was an historic 14-story downtown office building purchased by Rubicon Partners in 2005 and reopened as a 198 room boutique hotel in 2008.  The project renovation demonstrates Rubicon's ability to undertake the most complex of projects.  Redevelopment included overseeing a seismic retrofit, remediation of hazardous material, reconstruction of all building systems and the building core, winning approval of historic building planning review, securing a city subsidy and historic tax credits, accommodating a change of use from office to hotel, and securing project financing.


Rubicon Partners was awarded the Project of the Year by the Sacramento Business Journal for the best rehab / renovation.

Rubicon Partners was the lead developer in the design and construction of a five building, Class A, suburban office park in Elk Grove, California.  This project represented the highest quality office product in this niche market, attracting quality tenants such as Coldwell Banker, Bank of America, Gallagher Basset, and First Financial Title.  This project is representative of numerous office parks the partners have designed in the region.

CCPOA BENEFIT TRUST FUND BUILDING,  SACRAMENTO, CA


Rubicon purchased land in the South Natomas region of Sacramento on a speculative basis.  Shortly thereafter, we negotiated to design, entitle, build and sell a 20,000 square foot headquarter office building for the California Correctional Peace Officers Administration Benefit Trust Fund at a cost of approximately $4.1 million.  A challenging requirement of the transaction was the need to design an acceptable building and begin construction ahead of a pending environmental moratorium for the entire Natomas basin.  We were successful!
